I don't see a demand for more luxury rooms near the convention center. Three, four or five years from now that might change.

We're trying redefine Virginia Beach more as a luxury destination.

If you have the right offer at the right price, you can enjoy the luxury of pricing integrity. If you are a bit weaker but ahead of the game, you can use some good promotions. But if you're really struggling, you are probably going to have to go on sale, and that's really going to affect your margins.

Based on the overwhelming array of luxury products manufacturers have recently introduced, homeowners want anything that makes their lives more comfortable at home. Whether it involves heating/warming accessories or spa-like home environments, it's part of the 'cocooning' phenomena that has resurfaced. People are spending more time at home and they want to be comfortable. They want to use their home to its full potential, not just as a place to eat and sleep between workdays.

Then there is that glorious Epicurean paradox, uttered by my friend, the Historian in one of his flashing moments: "Give us the luxuries of life, and we will dispense with its necessaries."
