The retirees, the early retirees, the Baby Boomers, we think that works well for us. They are looking for great golf courses, but they are also looking for fitness centers, social activities and food, other facilities, not just golf anymore.

I think the competition is a level playing field for the most part in private clubs. But in order to stay competitive and be attractive to new people, you have to have new facilities.

My original projections were for us to do about $2 million the first year and maybe $4 million the second. Toyota wasn't even on the horizon when we first started planning to come to San Antonio. That was another surprise.
