I'd had (No. 3) since I was 7 years old. I guess it worked out perfect with me and Stafford. They told me Stafford wanted No. 7, and I wanted No. 3 first, so it made that switch easy. It was mutual.

There is no perfect lifestyle.

I was 25 years old, with no place to go and nothing to do ? that helped, ... We worked, and worked, and worked. It was very frustrating. But in the end, luckily, all of everything we did ended up in there.

That's why we're there. We think the Stafford area is a great area and is underserved with a lot of different retail. You heard that at the public meetings. ... Now they have to drive long distances to get many of the things that they need.

We're [seeing] some good old-fashioned short-covering in over-sold market conditions. There's a 'take no prisoners' kind of market mentality at play. Investors are playing it close to the vest and the feeling is that more can go wrong than can go right.
