I think there are people out there that want to live downtown and own their own dwelling. It is the atmosphere people are looking for.

I expect us to go to mediation, which I'm very open to. I've told all of (the property owners) we're willing to work with them.

I think the downtown is a different entity. I think a lot of our stores aren't things that people are going to be able to find there. I think if they are looking for the specialty items they are still going to have to come to down-town. Lakeside really hasn't had an impact on downtown.

I think we're always pleased to see a property owner downtown who's willing to upgrade their property. That's a good sign. I'm very excited about the renovation and hope that will bring some new life downtown and to the south part of Munn Park.

Our hope is that we can continue to work with the property owners and reach some type of agreement. I don't know exactly how the court system works, but I am hoping that we'll end up in mediation if it goes that far.

The judges are excited about it. Most have not been to the U.S. before.
